When is replacement always required?
Category 3 (black water / sewage) contact with any porous material (drywall, carpet, insulation, hardwood) requires removal per IICRC S500. These materials cannot be reliably decontaminated by drying alone.
Can wet hardwood floors always be saved?
Not always. Hardwood cupping and crowning is reversible if addressed within 24–48 hours using Class 4 specialty drying. After 72 hours or with Category 2/3 water, replacement is typically more cost-effective than extended drying attempts.
How does the 50% rule work for cabinets?
If repair cost exceeds 50% of replacement cost, replacement is generally the right call — especially for older materials approaching end of life. Most insurance policies use a similar calculation for settlements.
