- When is replacement always required?
- Category 3 (black water / sewage) contact with any porous material (drywall, carpet, insulation, hardwood) requires removal per IICRC S500. These materials cannot be reliably decontaminated by drying alone.
- Can wet hardwood floors always be saved?
- Not always. Hardwood cupping and crowning is reversible if addressed within 24–48 hours using Class 4 specialty drying. After 72 hours or with Category 2/3 water, replacement is typically more cost-effective than extended drying attempts.
- How does the 50% rule work for cabinets?
- If repair cost exceeds 50% of replacement cost, replacement is generally the right call — especially for older materials approaching end of life. Most insurance policies use a similar calculation for settlements.
