- What does homeowners insurance NOT cover?
- Standard HO policies exclude flood damage, storm surge, groundwater intrusion, and gradual leaks. Sewer backup is often excluded unless you added a rider. Only sudden, accidental water damage (burst pipe, appliance failure) is typically covered.
- What does NFIP cover?
- NFIP covers building damage up to $250,000 and contents up to $100,000. It does not cover temporary living expenses, landscaping, vehicles, or finished basements (contents only for basements). Waiting period: 30 days before policy takes effect.
- Should I use a public adjuster?
- Public adjusters work for you (not the insurer) and typically charge 10–20% of the settlement. For claims over $25,000, a public adjuster often results in a significantly higher payout, paying for their fee many times over.
